What to include in a fee comparison

Enter the monthly management percentage or flat fee, expected rent, leasing frequency, lease-renewal charges and any recurring inspection or administrative costs. Also review whether a proposal contains maintenance markups, cancellation charges, minimum monthly fees or fees while the property is vacant.

Price is only one part of the decision

The lowest stated percentage is not always the lowest total cost. Leasing execution, delinquency control, maintenance documentation, inspection practices and owner communication can materially affect net income. Use the estimate as one part of a broader service comparison.

Questions to ask a Houston property manager

Ask how rent-ready work is approved, when owner authorization is required, whether invoices and photos are available, how security deposits are handled, how often occupied-property inspections occur and how Section 8 inspections or housing-authority issues are coordinated.
